Working around your business

How we decorate a working office

A clear plan agreed before we start, so nobody has to work around the decorators.

  1. Survey and programme

We walk the office with you and agree zones, working hours and the order of works.

  2. Evenings and weekends

Work starts when staff leave, with building rules, lifts and access agreed in advance.

  3. Floor by floor

Each zone is protected, painted and handed back before we move on to the next.

  4. Dust and odour kept down

Dust-extracted sanding, low-odour paints and ventilation as we go.

  5. Ready by morning

Furniture back, floors cleaned and a short update sent each day.

Open-plan office with freshly painted walls and ceiling

Low-odour, low-VOC paints

Water-based paints with low volatile organic compounds dry quickly and leave no lingering smell, so occupied offices are fresh the next morning. Many carry environmental certifications for BREEAM and SKA-rated fit-outs.

What office managers and fit-out firms say

Full attendance every day, a supervisor who actually walks the floors and areas offered up ready for snagging. They kept to our programme on a live building with no complaints from the tenants.

Daniel O.Site manager, Tier 1 contractor, City of London

We gave them a Cat B fit-out with a fixed handover date and they put extra operatives on to pull back time lost by other trades. RAMS were in within two days.

Rachel S.Project manager, fit-out contractor, Hammersmith

Communal hallways and stairwells across three blocks repainted in phases, with notices for residents and fire doors done properly. Not one complaint from the leaseholders.

FAQ

Office painting questions

How much does office painting cost in London?

As a guide, a straightforward office redecoration costs from £12 to £22 per square metre of floor area (about £1.10 to £2 per square foot), including walls, ceilings and woodwork. Out-of-hours working, high ceilings, specialist paints and the amount of furniture to move all affect the price. We survey for free and send a fixed, itemised quote.

Can you paint our office without closing it?

Yes. Most offices we decorate stay open throughout. We work evenings and weekends, floor by floor or zone by zone, and leave every area clean, with furniture back in place, before staff arrive the next morning.

How long does it take to paint an office?

A single floor of around 500 square metres usually takes two to three weekends, or a week of evenings. Larger offices are phased, and we can add teams to meet a deadline. Our Bishopsgate project covered six floors in seven weekends.

Will staff notice the paint smell the next day?

No. We use low-odour, low-VOC water-based paints and keep the space ventilated, so offices are fresh by the morning. Where solvent-based products are unavoidable, for example on some metalwork, we use them at weekends only.

Do you work in occupied buildings with building management rules?

Yes, all the time. We follow the landlord’s or managing agent’s rules on working hours, deliveries, lifts and permits, supply RAMS and insurance in advance, and protect common areas on the way in and out.

Can you match our brand colours?

Yes. We match RAL, Pantone and NCS references or a physical sample, and test a sample patch on site before painting feature walls, receptions or meeting rooms.

Do you move desks and IT equipment?

We move and cover standard furniture ourselves. For IT equipment, comms cabinets and anything plugged in, we work with your facilities or IT team so nothing is disconnected without your say-so.

Do you work for fit-out and office refurbishment contractors?

Yes. On office refurbishment projects in London we often work as the decorating subcontractor for fit-out firms and main contractors, from mist coats on new partitions to final coats and snagging. See our commercial painting services.
